Door Repair & 3-Point Lock Service

When a door or three-point locking mechanism becomes difficult to operate, forcing the handle can make the problem worse. Misalignment, worn parts and pressure on the locking points can produce similar symptoms. TBC assesses the complete door movement and locking sequence to identify a practical repair scope.

Describe exactly when the lock resists

Notice whether the handle moves freely with the door open but becomes stiff when it is closed. That difference can help focus an inspection on alignment and engagement, although it does not establish the diagnosis by itself. Also report scraping, a changed gap around the frame or a latch that needs extra pressure. Avoid dismantling unfamiliar mechanisms before the relevant parts have been identified.

Match replacement parts to the existing assembly

Three-point systems are not all interchangeable. Lock body dimensions, backset, faceplate configuration and the position of locking points can affect compatibility. Clear photographs of the door edge and any visible manufacturer markings are useful. A repair proposal should explain whether it involves adjustment, a compatible component or a broader hardware replacement, and should account for the condition of the supporting door.

Verify operation as a complete cycle

The aim is reliable opening, closing and locking in the normal sequence used by occupants. After work, the latch and all intended locking points need to engage correctly without excessive force. If the opening serves an exit route, its use and applicable requirements must inform the hardware choice. For managed properties, document the affected entrance and any keys or operational instructions that change as part of the work.

Questions and answers

Why does a multi-point lock feel difficult to operate?

Resistance may involve the locking mechanism, the receiving points or the position of the door within the frame. Describe whether the difficulty occurs during normal closing or when turning the key. Do not force the handle or lock. Assessment should consider alignment and engagement across the opening before assuming that the central lock case needs replacement.

Are all three-point locks interchangeable?

No universal fit should be assumed. The mechanism layout, dimensions, handing, receiving points and door preparation can differ. Photograph visible markings and the edge hardware without dismantling it. A replacement should be identified against the existing assembly and intended function rather than selected solely because it has three visible locking points or a similar-looking handle.

Can the door alignment cause a locking problem?

Yes, the locking points need to meet their receivers as the door closes. Movement at hinges or the frame can change that relationship and make otherwise moving hardware feel difficult. Explain any scraping or uneven gaps as well as the lock symptom. A repair discussion should include the door's movement, not only the key and handle.

What should I send to identify the hardware?

Provide safe photographs of the full door, visible edge hardware, handles and any manufacturer markings. Include the material of the door and a description of what no longer works. Avoid removing parts to obtain hidden numbers. Existing invoices or product information may help, but final identification and compatibility should be confirmed before a replacement is ordered.

Can one damaged component be replaced separately?

That depends on the particular mechanism, available compatible parts and the condition of the rest of the assembly. Ask whether the proposal concerns a component or the full mechanism. Include previous repairs and persistent alignment issues. Replacing a small part is useful only if the retained system remains suitable and the underlying cause is addressed.

Should I keep trying a lock that is jammed?

Avoid forcing unfamiliar or resistant hardware, particularly where the door is damaged or unstable. Tell TBC whether the opening is currently secured and whether the problem affects entering, leaving or locking up. Current service availability needs confirmation. If building access is affected, involve the responsible property contact when discussing the immediate arrangements.

Can a replacement retain the same key arrangement?

Explain the existing keying requirements and who authorizes changes. Compatibility depends on the mechanism, cylinder and wider system, so retaining keys should not be assumed in advance. Do not send photographs of keys or access information unnecessarily. Ask the quotation to identify what will change and any separate decision needed from the property manager.

What should be checked after multi-point lock repair?

The door's movement and the intended engagement of the repaired assembly should be reviewed together. Ask for a normal operation demonstration and record the parts changed. Any remaining frame or alignment concern should be explained. Keeping the mechanism details with the maintenance record can help avoid uncertainty if the entrance needs further attention later.

Can you give a firm price from a photograph?

Photographs help explain the opening and prepare an initial discussion, but they may not show dimensions, concealed damage or component compatibility. Ask whether a figure is an estimate or a confirmed quotation and what it assumes. Final scope should identify the work, retained parts and any site information that must be checked before ordering or attendance.
